We know exactly how this sounds — every app says this. So here's the specifics: our business model is a $9.99/month subscription. That's it. We have zero financial incentive to share your information with anyone, and a very strong incentive not to — because the moment we did, we'd deserve to lose every subscriber we have.
You will not receive spam calls. You will not receive targeted ads based on your home value. You will not find your mortgage details in some data broker's file. Your phone number is yours. The only time you'll ever be contacted by anyone is when you intentionally invite it.
This is written into our Privacy Policy and it is a founding principle of this company, not a marketing line.
You. That's the short answer.
If a real estate agent gifted MNTL to you, they can see basic activation status — essentially, whether you've set up your account and your home address. They do not have access to your financial details, loan balance, documents, chat history, AI conversations, or home photos. Their view is limited to what's needed to provide good service at closing. Nothing more.
That said, MNTL is the tool that keeps you connected to your agent and them to you. You'll receive periodic check-ins and useful communications from them from time to time, and they'll always be just a tap away if you ever need them.
MNTL employees can access account data only when required to resolve a support issue, and only with your knowledge. We don't browse user data for fun, curiosity, or product research.
Yes. All data is encrypted in transit (TLS) and at rest. We use Supabase — enterprise-grade Postgres infrastructure — for storage, with row-level security so each user can only access their own data. Hosting is on Netlify with automatic HTTPS.
Passwords are never stored. We use PBKDF2 hashing with 100,000 iterations — the same standard used by major financial institutions. Payment processing is handled entirely by Stripe; we never see or store your card details.
We take security seriously because it's a core part of what we're selling: peace of mind about your most valuable asset.
Your data is yours. Before you go, you can export a complete copy of your home record from within the app — documents, history, financial data, all of it.
If you delete your account, your data is permanently removed from our systems. There's no "we keep it for analytics" clause. It's gone. We'll send a confirmation email when it's done.
You can request account deletion directly from the Settings section of the app at any time.
MNTL's AI Concierge answers questions about your home — specifically your home, not a generic property somewhere. Before it responds, it reads your home's actual record: your systems, your loan details, your maintenance history, your location.
So "when should I service my HVAC?" gets a real answer based on the unit you have, not a Wikipedia paragraph. "What's my estimated equity?" uses your actual numbers. "Is this leak serious?" considers your home's age and construction. You get home-specific answers without sorting through 13 pages of search results to find the one that actually applies to you.
It's powered by Anthropic's Claude — one of the most trusted and capable AI systems available. All AI calls run through our own servers; your home data never goes directly to a third party.
Each conversation session is independent. We route all AI requests through our own Netlify functions — the AI provider receives the context needed to answer your question, not a persistent profile of you or your home.
Almost. The Concierge is focused on home topics — maintenance, systems, finances, improvements, what that sound is, why that thing is that color. It's genuinely good at all of it.
It won't give legal advice, specific financial recommendations, or medical opinions. If you ask something that really needs a licensed professional, it'll tell you so and suggest where to look — including, when relevant, connecting you with a local real estate agent through MNTL.

Yes. During setup, you'll enter both your name and your partner's name and email. Your partner can sign in with their email address and will have full access to the same home record — no separate subscription needed. Up to two household members per property.
Your MNTL record becomes a genuine asset at closing. A documented home — maintenance history, system records, improvement receipts — is something buyers and their agents actively want to see. It signals a home that was cared for.
We're building a formal transfer feature for new owners. For now, your full data export covers you. And when you're ready for your next home, MNTL comes with you.
MNTL is built by Oikos United LLC, a small company based in Virginia. We're homeowners who built this because we needed it and couldn't find anything that got it right.
