These Terms govern your use of MNTL Home. Please read them. By creating an account or using the app, you agree to be bound by these Terms.
MNTL Home is a homeowner companion app operated by Oikos United LLC, a Virginia limited liability company ("MNTL Home," "we," "us," or "our"). The app is available at mntlapp.com and helps homeowners track their mortgage, home equity, documents, maintenance, and home data in one place.
MNTL Home is currently available to residents of the United States who are 18 years of age or older.
MNTL Home can be accessed in two ways:
Regardless of how you access the service:
We reserve the right to refuse service or terminate accounts at our discretion, including for violation of these Terms.
Agent-gifted accounts receive a 24-month complimentary subscription covered by your real estate agent. No payment is required during this period. After your free period ends:
Direct subscribers pay $9.99 per month starting on the date of signup. Payment is required before the account is activated. All standard subscription terms below apply from day one.
For all subscribers:
We will never delete your data without notice. If your subscription lapses, your account is paused for 90 days and you can reactivate at any time during that window.
Certain AI-powered features (chat, photo identification, room analysis) consume AI credits. Here is how credits work:
Purchased AI credits are non-refundable once the credit top-up has been applied to your account. Monthly allocated credits hold no cash value and cannot be exchanged.
Payments are processed by Stripe. By providing payment information, you authorize us to charge your payment method on a recurring monthly basis for subscription fees.
Homeowner subscriptions: You may cancel at any time. We do not offer prorated refunds for partial months, but we will not charge you after cancellation takes effect.
Agent code packs: Agents who purchase invite code packs may request a full refund within 90 days if none of their gifted codes have been activated by a homeowner. After any code is activated, the purchase is non-refundable.

You retain full ownership of all content you upload or enter into MNTL Home — your documents, photos, financial figures, notes, and home data are yours.
You are responsible for ensuring you have the right to upload any content you add to the app.

MNTL Home is an organizational and informational tool. Nothing in the app — including mortgage calculations, equity estimates, home value figures, AI chat responses, or any other feature — constitutes financial advice, investment advice, legal advice, tax advice, or a professional appraisal.
Home value estimates are generated by automated valuation models and may not reflect your home's actual market value. All financial figures are estimates based on data you provide and should not be relied upon for major financial decisions without consulting qualified professionals.
MNTL Home, its design, branding, software, and all content we create (excluding your user content) are owned by Oikos United LLC and protected by applicable intellectual property laws. The MNTL name, wordmark, and associated branding are proprietary.
Nothing in these Terms grants you any right to use our trademarks, trade names, or branding without our prior written consent.
MNTL Home is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the service will be uninterrupted, error-free, or completely secure. We disclaim all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
To the maximum extent permitted by applicable law, Oikos United LLC and its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of MNTL Home.
Our total liability to you for any claim arising out of or related to these Terms or the service will not exceed the greater of (a) the total fees you paid to us in the 12 months preceding the claim, or (b) $100.
You may close your account at any time by contacting support@mntlapp.com. We will process the request within 5 business days.
We may suspend or terminate your account if you violate these Terms, if your account is inactive for more than 24 months post-subscription, or for any reason with 30 days' notice. In the event of termination for cause, we reserve the right to act immediately without prior notice.
Upon termination, your right to use the service ends immediately. Sections 6, 8, 9, 10, 11, and 13 survive termination.
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict of law principles. Any dispute arising from these Terms or your use of the service will be subject to the exclusive jurisdiction of the state and federal courts located in Virginia.
We may update these Terms from time to time. When we make material changes, we will update the effective date and notify you by email at least 14 days before the changes take effect. Your continued use of the app after the effective date constitutes acceptance of the revised Terms.
